As you look into new living arrangements, sorting through your options can be challenging. We know that choosing the right senior living community requires a lot of research and thought. That’s why we’ve put together a list of our most frequently asked questions about Sunridge Village. Whether you’re hearing about us for the first time or considering us for yourself or a loved one, our FAQ guide will give you more information and point you in the right direction.

Independent Living Questions

Sunridge Village is a three-story building with elevators and an underground parking garage, designed especially for people 55 years of age and older. It contains 85 apartment units: 25 one-bedroom and 60 two-bedroom units. Each unit features a full kitchen, washer/dryer hookup, and lots of storage.

Residents enjoy the privacy of independent living in our one and two-bedroom apartments with the convenience of on-site amenities including a health and fitness center, barber/beauty shop, library, restaurant-style dining, and billiards lounge and more.

Most retirement communities require an entrance, community fee, or “buy-in” fee, plus a high monthly payment. Those entrance fees are often only partially refundable. But at Sunridge Village, you will be able to enjoy all the benefits of a retirement community WITHOUT having to pay an entrance fee. Instead, we offer a simple month-to-month lease.

 

Like a traditional apartment, we have a one-time Security Deposit that is equal to one month’s rent. This security deposit will be refunded to you upon removal of your belongings from the apartment if you have given the proper 30 days’ notice, and the apartment is in good condition and/or cleaning that exceed those expected from normal wear and tear.

  • Utilities (gas, electric, water, trash disposal).
  • Emergency call system with prompt response from 24-hour, on-site staff.
  • Housekeeping of your apartment twice a month.
  • All interior and exterior maintenance.
  • A full continental breakfast and restaurant-style dinner.
  • Complimentary laundry facilities, two on each floor and the hook up in each apartment.
  • Social and leisure activities tailored to fit your lifestyle, including involvement in community activities.
  • Storage unit, subject to availability.
  • Scheduled transportation to malls, grocery stores and medical appointments.
  • Use of all building common areas.

Underground parking and cable television are billed on your monthly invoice. Our on-site beauty/barber shop and foot care clinic are among the services available for a nominal fee paid directly to the provider along with telephone, cell, and Wi-Fi.

Historically, Sunridge Village has an annual increase in July.  It averages a 3% to 6% increase but, it can be more or less than the average. This increase helps with rising utility, food, maintenance costs, etc.

VA Aid and Attendance is paid directly to you and then you pay Sunridge Village. We are private pay and do not except credit cards.

Once you have selected a specific apartment, your deposit holds the apartment of choice for Thirty (30) days and may be extended longer at the discretion of the management or it will hold a place for you on our “first right of refusal” or for the waiting List for the type of apartment you select. If, for any reason, you choose to not move in at the time an apartment is offered to you, your place on the Waiting List will be maintained up to three (3) notifications.

The deposit for a specific apartment is fully refundable within the first 30 days. The wait list deposit is refundable anytime.

Yes, all apartment transfers (moving from one apartment to another) will require Sunridge Village’s prior consent.  You agree to pay all moving costs, fees for transfer of any utility services (i.e., telephone, Internet connection, etc.), and a transfer fee to cover redecorating costs required to restore the apartment being vacated to its original condition; reasonable wear and tear expected. 

We accept cats, fish, and birds. If a cat will be residing in your apartment, a nonrefundable $500.00 pet deposit will also be due upon move in.  We do welcome dogs to visit.

Sunridge Village is a non-smoking community; however, we offer one, outdoor, designated space for residents and guests to smoke.

Sunridge Village welcomes all home-health companies, PT, OT, and other services. The ability to customize services when you need them allows residents to age in place. 

Apartments and Common Areas

Sunridge offers 2 elevators equally spaced in the building which offer convenient
access to the underground parking and storage units. All three floors have handrails to get around.

Yes, Sunridge Village offers a discreet emergency call system with prompt response from staff who are on-site 24 hours a day.  The pendant is GPS based, anywhere in the building or Sunridge premises, we can find the resident in need.

The outdoor amenities feature a beautifully landscaped courtyard with pond and waterfall, raised bed vegetable gardens, and a 7-hole putting green. Every floor features an outdoor, covered balcony off the lounge room.

A sense of security in a friendly, supportive environment is what you will find in our beautiful community.  Our 24-hour, security-controlled entry doors and on-site managers offer greater reassurance of safety. Welcome family and friends from the convenience of your apartment by using our entry system. Sunridge Village has interior and exterior closed circuit security cameras and emergency generator in the event of a power outage. The building is fully sprinkled.  There are smoke detectors in every apartment and common areas. Tornado drills will be held prior to tornado season. Our underground parking garage is our safety area for storms.

Sunridge Village offers heated, underground parking. The assigned parking space assures your car is close to your apartment unit.

Apartments feature an entry closet, a walk-in closet in the master bedroom, linen closet in master bathroom, and many cabinets in the kitchen.

Yes, Sunridge Village has full kitchens with full size appliances. A resident is welcome to change out appliance that they choose or install above range microwave at their expense.

Yes, all the floor plans accommodate a queen size bedroom suite as well as sectional and other large furnishings.

Sunridge Village has two complimentary laundry facilities on each floor, conveniently located by each elevator.

Each apartment features the hookup for a full-size, heavy duty, stackable washer/dryer.

You may not make any structural or physical changes to your Unit without Sunridge Village prior written approval.  Once approved, at your expense, you may decorate your unit as you desire, including wall borders, painting, and changing carpeting, with the understanding that the apartment must be returned to its original condition upon expiration or termination of the lease.

Yes, the tub/shower combination and walk-in showers all offer grab bars and safety seats.  We welcome any bathroom aid that is needed.

We feature the full extended version of Cox cable stations including news, sports, Hallmark, home and cooking, and game show channel. In addition, we have our own in-house cable for movies and special programing that only we can do.

The cleaning of the apartment is scheduled biweekly; they are cleaned every other week.  Standard biweekly cleaning consists of:

  1. Vacuuming all carpets
  2. Wiping down counters and appliances
  3. Sweeping and mopping kitchen and bathroom floors
  4. Cleaning sinks, tubs, and fixtures
  5. Cleaning bathroom mirrors

Cleaning lavatories

While we specialize in those who live independently, some support services, such as personal laundry, linen changing, hanging pictures or curtains and much more, are available for an additional fee through our Ambassador Program.

Social Activities

Our activities coordinator organizes a variety of scheduled activities every month.  From card groups such as Bridge, Mahjong, Pitch and many more, to coffee socials and Happy Hours, to book club and our singing group, to a variety of day trips in the community, we offer a calendar full of fun programs and events. In addition, we have musical guests to entertain in song and dance as well as themed dinners.

Sunridge goes on outings to places like Nebraska City’s Apple Jack festival, to the Master’s Hand Tekamah tea room, casinos, and many more exciting destinations.

Sunridge Village provides van service for organized activities such as doctor or professional appointments, grocery shopping, mall shopping, local errands, and all events listed on our monthly activity calendar.

Many of our parties and events, residents can invite family and friends to attend.

Some of the events require an RSVP or are for residents only.

Sunridge is blessed with the services that we bring in. Catholic prayer service with communion is served every Sunday. There is a monthly full mass and special services for the holidays including confessions. A Rosary group meets every day except Sundays.

In addition, we have a non-denominational service and a Christian Fellowship hour once a month.

This room can be used at any time for exercising and is host to scheduled exercise classes. Residents will find a variety of equipment from stationary bikes to free weights. The wellness room is also home to our free blood pressure screenings.

Friends and family may reserve the guest apartment as a one-bedroom or as a two-bedroom accommodation.  This includes cable, local phone service, and continental breakfast.  Please contact the office Monday through Friday for rates and to make reservations.

Food

Two meals are included in the rent, a full continental breakfast and evening dinner. Lunch is an optional program.

Yes, we do. A light fare lunch is an optional program. The lunch consists of sandwiches, soups, salads, burgers and more. Along with dessert and beverage. We can also arrange for luncheon parties.

The Chef-prepared meals made daily using only the freshest products and are nutritionally balanced.  We use whole foods and avoid any processed foods.

You choose the meal program that fits your lifestyle.  Tired of cooking, then enjoy our delicious meals created fresh each day. If you still enjoy cooking or have a specific diet, each apartment has a full kitchen, and you can choose to opt out of meals. It’s up to you. The apartment rates in the brochure includes meals, if you choose not to take meals, there is a meal charge deduction for each person.

Breakfast is served between 7:30 a.m. and 9:00 a.m.

Dinner is served at 5 p.m.  Special serving times may be used for certain holidays or special events.

We do offer a tray service. Typically, we do not charge for this service unless it becomes an everyday request.

The coffee shop is open all day. Residents can help themselves to coffee and tea as they wish. We do have fresh fruits available. In addition, we frequently have specialty treats or snacks for the residents to help themselves to.

Yes, residents can have guests join them in the main dining room or in the private dining room. We ask for advanced notice and there is a nominal charge for guest meals.

Yes, there is a private room. It can be reserved on a first come-first served basis by any resident for a special occasion, or just for some privacy, with no extra charge.  We encourage you to have family and friends join you for a meal. You may also bring in food from an outside source when dining in the private dining room.
